If your lawn feels like you are “walking on a sponge” after rain, you are not alone. Waterlogged gardens are particularly common on heavy clay soils and around newer properties, where construction work can leave the ground compacted and drainage routes disrupted.
The good news is that a waterlogged garden can often be improved. The important part is identifying why the water is staying there before installing a drainage system. A French drain, soakaway or new lawn will not solve the problem if the underlying cause has not been understood.

Why does a garden become waterlogged?
Waterlogging occurs when water cannot move away from the surface or through the soil quickly enough. After heavy rain, some temporary puddling is normal. The problem is when water remains for hours or days, or when the same areas repeatedly become saturated.
The Royal Horticultural Society explains that waterlogging is commonly associated with poorly drained or compacted soil. Compaction is particularly relevant after building work, when heavy machinery, stored materials and repeated traffic can compress the soil.
There are several possible causes:
- Heavy clay soil that naturally drains slowly
- Compacted topsoil or subsoil
- A hard layer beneath the lawn
- Poorly designed or altered garden levels
- Runoff from patios, driveways or neighbouring land
- A damaged or blocked drainage pipe
- Downpipes discharging into unsuitable areas
- A high water table
- A soakaway that is ineffective or incorrectly located
- New-build ground that has been poorly prepared
That is why simply saying “the garden needs a French drain” is not always the right answer.
Why is clay soil particularly difficult?
Clay can be an excellent growing medium, but it has very small particles and tends to drain slowly. The RHS describes clay as a heavy soil that drains slowly after rain.
The problem becomes worse when clay is compacted. Walking on wet clay or driving machinery over it can damage the soil structure, squeezing out the air spaces through which water and oxygen would normally move.
This creates a familiar cycle:
Rain → saturated clay → standing water → damaged lawn → more compaction → even poorer drainage.
It can also make gardening difficult. Grass may thin or die, moss can become more prevalent and planting may struggle because roots are sitting in saturated soil.
The RHS notes that prolonged waterlogging reduces the oxygen available to roots, potentially causing poor growth and root problems.
Why do new-build gardens often suffer from drainage problems?
New-build gardens can present a different set of challenges.
During construction, the original soil profile may have been disturbed, removed or buried. Heavy machinery can compact the ground, while imported topsoil may have been spread over a dense subsoil or construction layer.
Levels can also be important. A garden may look reasonably flat but still have subtle low points where rainwater naturally collects.
There can be other complications too. For example, a downpipe might discharge into the garden rather than into a suitable drainage system. Patio or driveway runoff may then add considerably more water to an already poorly draining lawn.
If you have a two-year-old new build and the lawn has been struggling since it was installed, it is worth investigating the ground beneath the turf rather than simply replacing the grass.
Start with the cause, not the solution
Before installing drainage, look at what happens to the water.
Ask yourself:
Where is the water coming from?
Is it rain falling directly onto the lawn, runoff from a patio, water coming from a higher neighbouring garden, or discharge from a downpipe?
Where does the water collect?
Is there one obvious low point, or is the whole garden wet?
How long does it remain?
A lawn that is wet for a few hours after a storm presents a different problem from one that remains saturated from October to April.
Does the problem occur every year?
Seasonal wetness can be typical of clay soil. Water that remains throughout the year may indicate a high water table or a more fundamental drainage problem.
What is underneath the lawn?
A compacted layer can prevent water moving downwards even when the surface soil itself appears reasonable.
The RHS recommends testing drainage rather than automatically installing a drainage system. Their guidance includes digging a test hole and observing how quickly water drains away.
Could improving the soil solve the problem?
Sometimes.
If the issue is primarily compaction or poor soil structure, improving the soil may be enough to make a significant difference.
Adding organic matter can improve the structure of clay soils, helping create more useful pore spaces. However, this needs to be done properly and at an appropriate scale.
It is also important not to assume that adding gravel or sand will automatically fix clay. The RHS specifically warns that adding sand, grit or gravel to heavy clay is often impractical because very large quantities would be required to make a meaningful difference.
Avoid working or walking on heavily waterlogged clay wherever possible. Digging wet clay can make compaction worse rather than better.
In some gardens, the better solution may be to raise planting areas, improve soil structure, reduce lawn areas or redesign the garden around the existing conditions.
When is garden drainage the right answer?
If water has nowhere to go, improving the soil alone will not necessarily solve the problem.
A drainage system may be appropriate where there is a suitable outlet.
Depending on the site, possible solutions can include:
French drains
A French drain generally uses a perforated drainage pipe surrounded by suitable free-draining material, installed below ground to intercept and move excess water.
They can be extremely useful, but they are not a universal solution. A French drain still needs somewhere for the collected water to go.
The position, depth, gradient, pipework and outlet all need to be considered.
Soakaways
A soakaway allows water to infiltrate into the surrounding ground.
This can be an effective option where the ground is suitable for infiltration. However, heavy clay, a high water table or unsuitable ground conditions can make a soakaway ineffective.
This is why garden soakaway suitability should be established before installation, rather than assuming that digging a large hole and filling it with stone will solve the problem.
Surface drainage and channels
Sometimes the problem is primarily surface runoff.
A channel drain, carefully positioned drain or redesigned surface level can intercept water before it reaches the lowest part of the garden.
This can be particularly useful where large areas of paving or hard landscaping are directing rainfall towards a lawn.
Raised beds and redesigned planting
Not every drainage problem requires underground pipework.
If the ground naturally stays wet, raised planting areas can create better growing conditions for trees, shrubs and perennials. Some plants are also much more tolerant of wet soil than others.
The RHS recommends raised beds and mounds as practical approaches for wet soils, alongside selecting plants suited to the conditions.
What about rain gardens and sustainable drainage?
Sometimes the best solution is to work with the water rather than trying to remove every drop as quickly as possible.
A rain garden or planted drainage area can provide somewhere for runoff to collect temporarily while adding an attractive landscape feature.
This approach can be particularly effective where water is coming from hard surfaces.
The Government’s national standards for sustainable drainage systems establish a hierarchy for managing surface water. Where practicable, the priority is to reuse water, infiltrate it into the ground, discharge it to an above-ground water body, and only then use piped surface-water systems or combined sewers.
For domestic garden projects, the exact requirements will depend on the site and circumstances, but the principle is useful: understand where the water should go before deciding how to move it.
Can you connect garden drainage to a drain?
This is an area where homeowners should be particularly careful.
You should not assume that you can simply connect new garden drainage to the nearest drain or sewer.
The appropriate destination depends on the existing drainage arrangements, local requirements and the nature of the proposed discharge. GOV.UK’s Approved Document H provides guidance on drainage and waste disposal.
There may also be issues around neighbouring properties, existing utilities and the position of buildings or boundary structures.
For a substantial drainage installation, this is one of the reasons a proper site assessment is worthwhile.
How much does garden drainage cost?
There is no reliable single price for fixing a waterlogged garden because the cost depends heavily on the cause and the amount of work involved.
A straightforward improvement to compacted soil is very different from excavating a garden, installing several drainage runs, creating a suitable outlet and then reinstating the lawn and planting.
Cost can be affected by:
- Size and shape of the garden
- Amount of excavation required
- Soil type
- Ground conditions
- Drainage testing
- Number and length of drainage runs
- Access for machinery
- Existing paving or planting that must be removed
- Whether a soakaway is suitable
- The available drainage outlet
- Reinstatement of turf, planting and landscaping
- Existing underground services
A good contractor should therefore be cautious about giving a fixed price before understanding the site.
Three conflicting contractors giving three different drainage recommendations is not necessarily a sign that one of them is wrong. It may indicate that the underlying cause has not yet been properly established.
What should a drainage survey look at?
A useful site survey should consider the garden as a whole.
